“Renovate rumah”, 900 a month at difficulty 4, is the biggest under served term, and almost no ID firm publishes in Bahasa Malaysia. Office terms carry the highest cost per click (USD 0.90 to USD 1.00); most residential long tail sits at difficulty 0 to 12.

Mark generate_lead (with property type and budget band), whatsapp_click (with source page), phone_click, view_case_study and book_consultation. Those parameters show which channel brings enquiries in budget (setting up Google Analytics 4). Google requires forwarding numbers for call tracking, with a 60 to 90 second minimum.
Closing the loop with offline conversions
Importing offline conversions, Google explains, measures “what happens in the offline world after your ad results in a click or call”, using the Google Click ID captured with each lead. A condo handover in March needs ads live in January, and a Raya ready renovation needs the enquiry three to four months ahead: the work takes eight to twelve weeks.

The title “Interior Designer” is restricted
Section 27A of the Architects Act 1967 (Act 117) says no person shall, unless registered as an Interior Designer, set up an interior design consultancy practice or describe themselves “under any name, style or title bearing the words ‘Interior Designer’ or the equivalent thereto in any language”, including on any “sign, board, card or other device”. Section 27A carries no penalty of its own, so section 34(1) applies: a fine up to RM10,000, up to two years’ imprisonment, or both. That covers ad headlines, Business Profile names and signage.
What registered designers may and may not say in advertising
Rule 28(4) of the Architects Rules 1996 (amended to October 2022) requires registered Interior Designers to observe the Code of Conduct in Part Three of the Second Schedule.

Renovation work needs CIDB registration
CIDB’s contractor registration page states that since 20 July 1995 “it is mandatory for all contractors whether local or foreign to register with” CIDB “under Section 25 of Act 520 (Amendment 2011) before undertaking” construction work in Malaysia, except those exempted under Section 40(1). Breaching Section 25 carries a fine of “not less than ten thousand ringgit but not more than one hundred thousand ringgit under Section 29”, and under Section 30 the Board can issue a written notice to stop work.
Grades cap the value you may bid for: CIDB’s CONVINCE portal lists G1 up to RM200,000, G2 up to RM500,000, G3 up to RM1 million, G4 up to RM3 million, G5 up to RM5 million, G6 up to RM10 million and G7 with no limit. Put your grade on your ad landing pages.
Claims in ads must be substantiated
The Malaysian Code of Advertising Practice (6th Edition, 2021) requires at clause 2.1 that “all descriptions, claims and comparisons which relate to matters of objectively ascertainable fact should be capable of substantiation”, held ready for Advertising Standards Malaysia; clause 1.2 notes superlative claims are seldom substantiable.
Clause 11.3 matters most here, because before and after photos are the format: “Where ‘before’ and ‘after’ claims are made, they should be expressed and illustrated in such a way as to permit a fair comparison to be made.” Clauses 11.1 and 11.7 require genuine testimonials, with signed copies held for inspection.
The Trade Descriptions Act 2011 (Act 730) section 18(1) prohibits false or misleading advertising, and section 18(2) reverses the burden of proof: “the onus of proving that the statement made by him is true or not misleading shall be upon the person charged.” Section 21 penalties reach RM500,000 for a body corporate.
